Figures released from the Australian Bureau of Statistics on 4 November in an annual National Regional Profile* point to Coffs Harbour almost matching the Tweed on population density and tripling that of retirement-haven neighbour Port Macquarie.
“This indicates that strata living - in apartments, townhouses and villas - is an increasingly popular lifestyle choice for many Australians even when there is the space to build,” said Colin Dennis, CEO of SMS Strata Management Group based on the NSW Far North Coast.
“While the over 55s population of Coffs Harbour’s Local Government Area (LGA) has not changed much in the last five years, there has been steady increases in younger clients choosing this housing alternative, fuelling these density figures.
“Compared to some Sydney suburbs who have population density figures of several thousand people per square kilometre, regional areas rarely record anything over 50 people per sq km.
“Coffs Harbour is at 62 people per sq km, Ballina 88.1 and we’re not far off Tweed at 68.8. We even beat the Byron Bay LGA (57.1) and are miles ahead of Port Macquarie (20.7) and Lismore (35.6).
“Communities need to be geared up for increasing demand for this lifestyle option, in terms of development, planning, services as well as support from experienced Strata Managers,” he concluded.
